When STRAIT Group required a high-specification modular office complex in Fort St. John, Northern British Columbia, engaged ROC Modular to design and fabricate a solution capable of meeting the demands of their operational needs. ROC Modular brought in TyCann Camp Services — a seasoned installation company rooted in the oil and gas sector — as the on-site installation partner, completing a three-way collaboration that would deliver the complex on an accelerated schedule and to a standard that surpassed expectations across the board.

This case study draws on feedback from both STRAIT Group (the client) and TyCann Camp Services (the installer) to provide a full-picture account of the project from initial sales through to final delivery.

This project included:

  • 2,880 sq. ft. permanent modular office complex
  • Four 12′ x 60′ modules
  • 10 private offices, mudroom, male and female washrooms, lunchroom with custom millwork, and storage

Site Conditions & Installation

Northern BC presents a formidable set of climate challenges. Fortunately, strategic scheduling placed the installation during summer months, significantly reducing weather-related risk.

The decision to time delivery and assembly during optimal conditions was a key factor in the project’s smooth execution.

On site, the installation proceeded with notable efficiency. All modules arrived simultaneously and in excellent condition, enabling the TyCann crew to begin de-hoarding and placement almost immediately. The strong communication between the set-up crew and equipment operators allowed placement to be completed within just one to two days.

Accelerated Delivery & Material Quality

One of the most compelling advantages of the modular construction approach was evident on arrival day: all buildings were on site and ready to go when the TyCann crew arrived. This eliminated the delays typical of traditional site-built construction and compressed the overall project timeline dramatically.

The quality of the modules and their specifications set a new benchmark in TyCann’s experience with modular suppliers. Custom millwork, triple-glazed windows, noise-reducing doors, and bespoke cabinetry were all supplied to a standard TyCann described as distinctly above what they have encountered with other modular clients.

Product Quality

The quality of ROC’s product was a consistent highlight across both client and installer feedback. The modules arrived brand new and in excellent condition.Engineered for Northern BC’s climate, the building meets local snow-load requirements and exceeds thermal performance standards. Its exterior features Hardie siding in a fire-smart design that blends seamlessly with the surrounding project site. 

The result: a perfectly finished exterior that met all fire-smart and weatherproofing standards.

 

Custom Interior

Inside, the layout includes a mudroom to keep the worksite clean, male and female washrooms, a lunchroom with premium millwork and appliances, 10 private offices, a storage room, triple-glazed windows, and noise-reducing interior doors. Finishes were customized to the client’s selections, including bespoke cabinetry and modern detailing throughout.

 

Outcomes & Final Results

The STRAIT office complex was delivered on schedule, to a high standard of build quality, and with overall satisfaction from both the client and installation partner. And TyCann’s team echoed this enthusiasm.
